Guarantors arranged where required. We offer Reposit as a deposit-alternative option that provides landlords up to 8 weeks' rent protection versus a standard 1 month rent deposit. This benefits both tenants and owners; tenants pay a low ‘deposit’, owners get more coverage.

SYZO issues its own compliant ASTs, manages e-signing and protects deposits in government-authorised scheme (DPS) or via Reposit. Complete inventories are completed at check-in at no extra cost. Keys handed over including individual room access.

Any retained maintenance float or reserve is managed transparently with all transactions documented and available to you.

We deploy our in-house maintenance team for day-to-day repairs, proactive checks and general upkeep. Where specialist works are needed, we instruct approved subcontractors and manage them directly to ensure works meet SYZO standards.

All subcontractors are drawn from SYZO's approved contractor list. Each is fully insured, appropriately qualified and regularly reviewed. We don't use client-nominated contractors to maintain consistency of quality and accountability.

Tenants have instant 24/7 access to raise maintenance issues, which are automatically triaged and prioritised for faster response times. All requests are captured in a single system to ensure nothing is missed, improving communication and transparency between tenants and our team.

Regular inspections and preventative maintenance to identify early issues before they escalate. Routine property condition checks, systems testing and general upkeep in line with our monthly maintenance schedule.

Where urgent issues pose an immediate risk to safety or property, SYZO will instruct repairs without prior consent. Out-of-hours works charged at £70 + VAT per hour with materials charged at cost.

All maintenance works logged and tracked within the SYZO system. You can access records of completed works, materials used and any follow-up required to ensure compliance with all relevant safety and housing standards.

For non-urgent repairs exceeding an agreed cost threshold, we seek approval from you before proceeding. Where a maintenance float is held, SYZO may draw funds from rental income to maintain the agreed reserve.

We handle the handover including tenant communication, document transfer and system setup. You're involved as little or as much as you want.
5 - SYZO management
We take over completely, from tenant management and property maintenance to compliance and reporting. You do literally nothing except review monthly reports and watch your yields improve.
